Stable Median Price, but a Slower and More Negotiated Month

August’s $325,000 median sold price was only 1.5% below August 2025’s $329,950 median. Price alone therefore suggests relative stability.

  • Year-over-year comparison: now available. August 2026 is compared with 10 August 2025 closings.
  • Property type: the MLS export identifies attached (AT) and detached (DE) properties. It does not independently label every attached subtype as condo, coach home or townhome.
  • Sale-to-list ratio: calculated from each record’s final MLS list price and sold price, then summarized by the median. Original list price is not included in the supplied export.
  • Price per square foot: calculated as sold price divided by the MLS above-grade square footage field. Finished basements and property-specific improvements can limit direct comparability.
  • Market time: uses the MLS MT field. It differs from the iHomefinder “days on site” measure and is used throughout the revised closed-sale analysis for consistency.
