August’s $325,000 median sold price was only 1.5% below August 2025’s $329,950 median. Price alone therefore suggests relative stability.
The underlying pace was softer: closings fell from 10 to 4 year over year, median MLS market time increased from 23.5 to 74.5 days, and the median sale-to-list ratio declined from 99.0% to 96.5%.
That combination points to more selectivity and property-specific negotiation—not a uniform decline in Carillon values.
